*Property Maintenance Technician – Real Estate Company*
Clear Morning Group (CMG) is a fast-growing Austin based Real Estate Company founded here in 2016 that is involved in acquisition and management of properties that the company acquires.
Present portfolio of properties is a mix of Office, Retail, larger tracts of land and single-family homes.

*Job Description:*
Maintenance Technician at the company is responsible for property maintenance, troubleshoot, perform updates and identify areas that need attention before they become an issue.
Must be organized, problem solver, team player, attention to detail and have a can-do attitude.
*Experience:*
· Property maintenance in a similar role for over 5 years.
· Strong trouble shooting skills and communication skills.
· Experience in diagnosing and repairing appliance issues.
· Experience in carpentry, sheet rock, glass repairs and landscaping.
· Experience in repairing minor electrical, plumbing and HVAC issues.
· Experience in reaching out to outside vendors for issues that require specialized skills.
· Experience in using property maintenance apps and time keeping software.
*Duties and Responsibilities include:*
● Provide your own hand tools.
· Perform necessary repairs per the maintenance requests.
· Plan and perform scheduled maintenance and identify equipment that need to be replaced.
· Perform make ready of property, remodels including painting.
· Provide Property manager with completion report and tenant feedback.
· Point person for emergency repairs at the property.
● Able to lift materials over 50lbs around the job site and work outdoors.
● Driving to each property up to 30 miles outside of Austin city limits.
● Must have a dependable vehicle and clean driving record.

This is a contract to hire position after 90 days.
