Responsibilities: Financial Management: -Provide input into the development of property budgets by analyzing financial statements, reviewing marketing information, and assessing operational reports.
-Meet targeted revenues by setting rent rates, ensuring timely rent and fee collection, making financial bank deposits, and preparing monthly financial status reports.
-Control expenditures within the approved budget constraints.
Vendor and Invoice Management: -Approve invoices from vendors, contractors, and service providers by reconciling work performed or products purchased.
-Ensure validity of certificates of insurance, code charges to appropriate Chart of Account codes, and manage communication between vendors, accounting, and clients/owners.
Lease Enforcement and Resident Relations: -Oversee the lease enforcement process, including approving resident applications, discounts, and renewal leases.
-Conduct periodic apartment inspections, follow proper notice requirements, evict residents, and impose/collect fees as per lease terms.
-Promote resident satisfaction by responding to complaints, questions, and requests in a timely manner.
Marketing and Leasing Strategies: -Gather, analyze, and interpret current market and economic trends to implement short- and long-range marketing and leasing strategies.
-Achieve property occupancy and revenue goals.
Property Maintenance: -Conduct regular property inspections to ensure safety, cleanliness, and general appearance standards are met.
-Take appropriate actions to address maintenance issues promptly.
Staff Management: -Supervise property staff by interviewing, hiring, orienting, and training employees.
-Manage staff performance in accordance with company policies, values, and business practices.
Client/Owner Relationship Management: -Assist in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates, and responding to owner requests.
Knowledge of Property Management Platform: -Demonstrate proficiency and knowledge on the ResMan property management platform.
Requirements: - Previous experience in property management or a related field - Strong customer service skills with the ability to effectively communicate with tenants, vendors, and team members - Knowledge of contract negotiation and lease agreements - Familiarity with Fair Housing regulations and other relevant laws - Excellent conflict management and problem-solving abilities - Proficient in data entry and property management software systems - Sales skills to effectively market properties and attract tenants - Strong organizational skills with the ability to prioritize tasks and meet deadlines - Knowledge of facilities management and property maintenance best practices As a Property Manager, you will play a crucial role in ensuring the smooth operation of our properties.
You will be responsible for managing tenant relations, overseeing property maintenance, marketing available units, and ensuring compliance with all relevant regulations.
