Job position summary: PAMI is looking for a service-oriented Property Manager to join our high-performing management team in Austin! The Property Manager is responsible for the day-to-day management of assigned property, including supervision of all staff for assigned community.
As part of HUD's Project-Based Rental Assistance (PBRA) program and the IRS's Low Income Housing Tax Credit (LIHTC) program, the manager ensures compliance with HUD and IRS regulations, TDHCA regulations, HACA policies and procedures, local/landlord-tenant laws and safety codes.
Monitors all key performance indicators.
Summary of Essential Functions: Ensures efficient and courteous responses to resident requests.
Supervises the work of subordinates, provides training to subordinates, prepares performance evaluations, counsels and disciplines Ensures all maintenance and administrative work areas are safe, neat, and organized.
Delegates and monitors the completion of maintenance requests.
Ensures that assigned property presents an aesthetically pleasing appearance in accordance with established property-management standards.
Maintains accurate, highly organized files (electronic or paper) and ensures annual and interim re-certifications are conducted on time.
Coordinates with the certification specialist to ensure all documents are correctly gathered, forms filled out, and signatures obtained from residents.
Aggressively collects rent and other charges.
Maintains accurate, highly organized files (electronic or paper) and ensures annual and interim.
Ensures all funds are collected, documented correctly, and deposited into the bank within mandatory timeframes.
Monitors delinquent rent roll, and issues delinquent notices and late payment charges.
Develops yearly budget.
Maintains inventory records.
Submits purchase requests, monitors expenditures, and keeps expenditures within budget.
Conducts resident orientations and explains the lease and policies governing continued occupancy.
Enforces the lease, and documents resident communications and lease violations.
Counsels residents concerning the lease and House Rules violations.
Prepares and processes lease terminations.
Review crime reports and Qualifications and Knowledge: Required: High school education or G.

and one-year related experience or training; or equivalent combination of education and experience.
Working knowledge of Microsoft Office Word, Excel, and the Google platform Preferred: Two years of college in business, public administration, or social sciences from an accredited college or university; eighteen months related experience or training; or equivalent combination of education and experience.
Experience in property management or housing development.
Experience working with Elite.
Language skills in Spanish, Vietnamese, or Sign Language.
Certified Occupancy Specialist (COS) and Tax Credit Specialist or equivalent required within 6 months of hire.
Experience working with YARDI property management software.
Knowledge of Housing Authority operating policies and procedures; principles, practices, and techniques of low-income housing management; or good knowledge of private property management practice combined with some knowledge of HUD regulations pertaining to low-rent housing; and services available through local social-service agencies Benefits/Compensation: PAMI offers a highly competitive compensation and benefits package, including 100% paid medical, vision, and dental insurance.
