BRIEF POSITION SUMMARY The Facility Maintenance Specialist performs advanced (senior-level) maintenance, renovation, restoration and alteration work at National Guard facilities in Region 6 – Camp Swift.
Oversees building repairs, plumbing, electrical, mechanical, and air-conditioning work and ensures compliance.
Coordinates and oversees the work of contractors and others.
The Maintenance Specialist reports to the Camp Swift Maintenance Supervisor (Buildings) and works under minimal supervision with considerable latitude for the use of independent judgment.
WORK HOURS: Monday – Friday, 8 hours a day, 40 hours a week ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES Plans, schedules and oversees building construction, repairs, renovation and restoration projects, preventative maintenance, and facility maintenance.
Performs administrative functions required to support the Planning Resources for Infrastructure Development and Evaluation (PRIDE) database work order system.
Coordinates and oversees contracting work on repairs and maintenance of facility.
Coordinate and perform workshop operations to fabricate specialized items needed for projects.
Examines structures, evaluates work to be performed and selects best methods of performing maintenance and repair work.
Inspects work performed by contractors, as necessary, to ensure that finished projects meet both contracting compliance and adherence to building regulations.
Examines and interprets drawings, diagrams and blueprints.
Performs maintenance, repair or inspection work on electrical plumbing, heating and air conditioning (HVAC) systems to include installation of mechanical equipment.
Performs work on HVAC units and components to include cleaning and changing filters.
Documents cost of material, labor, and work hours on the pride work order system; maintains records of material used for use in procuring/replenishing items.
Uses computer and other electronic devices to collect and report data.
Performs welding, brazing, or soldering operations to reconstruct or fabricate metalwork.
Performs repairs and renovations to modernize a building or adapts it to new uses while retaining original appearance.
Performs (PM) preventative maintenance functions that pertain to building and ground maintenance.
Inspects equipment, machinery, systems, building accessories and appliances to ensure proper maintenance and repair.
Maintains and repairs machinery, equipment, systems, or components.
Maintain and repair doors, locks, panic hardware, hinges, frames, automatic door devices, track, springs, and closures.
Maintains/replaces motors and thermostats, fixtures, and facility equipment; performs electrical repairs according to design specifications.
Maintains and repairs electrical systems, apparatus and electrical components of machinery and equipment.
Oversees repair to electronic equipment, as required or necessary.
Identifies defects and repairs/replaces faulty wiring, circuit breakers, fuses, switches, sockets, and other elements of electrical systems.
Performs maintenance and repairs on plumbing fixtures, water, and wastewater distribution systems.
May serve as a lead worker overseeing or providing direction to others.
Attends work regularly and observes approved work hours in accordance with agency state employee policies & procedures handbook.
May be required to perform duty in support of national emergencies, disasters, and other missions, to include on holidays and weekends.
Assists in on call duties for after-hours, weekend and holidays for facility emergencies.
Performs related work as assigned.
Qualifications MINIMIUM QUALIFICATIONS EDUCATION: Graduation from a standard senior high school or equivalent (GED) is required.
EXPERIENCE: Four (4) years of experience in construction, maintenance and repair work is required.
Experience using computer software applications to include Microsoft Office (such as Word, Excel, or PowerPoint) is required.
PREFERRED EXPERIENCE: Experience in multiple trade disciplines such as Electrical, HVAC, Structures, or Plumbing is strongly preferred.
Vocational training in any of the following areas is preferred: o construction management o HVAC o building management REGISTRATION, CERTIFICATION OR LICENSURE: Valid driver's license is required.
*The ability to obtain a Texas Driver’s License will be required with first 30 days after entering Texas as a new resident.
A satisfactory driving record is required for operating state or personal vehicles to conduct agency business.
Electrical, HVAC or Plumbing Certification is preferred.
OTHER REQUIREMENTS Selected candidate must pass a federal security background investigation.
